From 10 September 2007 every residential property with three or more bedrooms in England and Wales placed on the market for sale needs a Home Information Pack. The HIP must be obtained by the home seller or the seller's agent and provides information to a potential buyer about the property they may wish to purchase.

This new legislation simplifies and improves the buying and selling process (whether privately or via estate agent), making the sale of homes more transparent and straightforward and hopefully will reduce the number of unsuccessful property sales.

Energy Performance Certificate (EPC)

An Energy Performance Certificate is a mandatory evaluation of the energy efficiency of the property and is part of the HIP. It assesses the construction, lighting, heating and hot water systems, and gives a rating based on the energy efficiency of these components. Besides being an important tool in helping you to sell your house quickly and efficiently it contains advice on how to cut carbon emissions and fuel bills.

Home Condition Report (HCR)

A Home Condition Report is currently an optional component of the Home Information Pack (HIP). The HCR rates the condition of parts of the property on a scale 1-3, where 1 is the best. Through the HCR both the seller and the prospective buyer know if there are any repairs needed to the property and if so how serious they are.
